Fresh MLS data gives us a clear picture of where things stand right now:

  •  Homes are taking longer to sell (days on market at a 3-year high).

  • Prices in the $180K–$290K range are flat compared to three years ago.

  • Inventory is up to a new 3-year high.

 

👉 What this means: We’re in a buyer-friendly market today. More choices, longer negotiating windows, and motivated sellers.

Looking ahead, the Federal Reserve is expected to lower interest rates in 2025–2026. When that happens, mortgage rates should ease, boosting buyer demand and likely putting upward pressure on prices again.

Bottom line: If you’re buying, now is a great time to act before lower rates bring more competition. If you’re selling, pricing strategically and being flexible will be key.
