When the latest real estate numbers came out this November, I was pleasantly surprised. Despite the headlines you might see, the market has shown incredible resilience. Closed sales didnāt drop as many expected; in fact, they are up year-over-year. This suggests that demand is simmering just beneath the surface, waiting for the right moment to break through.
That moment may be arriving sooner than later.
All eyes are on the Federal Reserveās upcoming meeting on December 9th, where an anticipated cut to the federal funds rate could provide the spark weāve been waiting for. This move is expected to set the stage for a strong start to 2026, with forecasts pointing toward mortgage rates potentially softening into the mid-5% range.
What does this mean for you? I have always believed that this time of year offers a unique "sweet spot" for buyers. Right now, you have the advantage of less competition and motivated sellers. However, as rates trend downward leading into 2026, we expect a wave of buyers to re-enter the market.
If you are thinking of making a move, shopping now allows you to lock in a price before the market heats up and potentially shifts back into the seller's favor next year.

2. Detroit: Merry Midtown (Replacing Noel Night)
When: Saturday, Dec 6
Where: Midtown Detroit / Cultural Center
The Vibe: With the traditional Noel Night on hiatus this year, Merry Midtown is stepping up. Expect a district-wide open house with over 50 businesses, galleries, and museums participating. Itās a mix of shopping, dining, and art hopping.

Downtown Markets & Cadillac Lodge: Open all weekend at Cadillac Square. Glass-enclosed "ski lodge" hangouts and pop-up shops.
Pentatonix: Performing at Little Caesars Arena on Friday, Dec 5.
3. Grand Rapids: Christkindl Markt
When: Friday & Saturday (Dec 5-6)
Where: Grand Rapids Downtown Market
The Vibe: West Michiganās largest European Christmas village. This is an immersive experience with 60+ artisan vendors, private "Alpenglobes" for dining, and curling rinks.
Don't Miss: The German-style beverage hall. Itās the perfect place to warm up after browsing the outdoor stalls.
